Thanks for your comment.  Depending on the surrounding facts, this could go either way.  

At one end of the continuum, if your property has been tenanted for some years before this issue arose - and the problem was unforeseen when you purchased the property, I would have no problem treating this as repairs and maintenance.  

At the other extreme, if you have recently purchased the property in below average condition and have had to replace the leaking hot water cylinder as part of bringing the property up to a reasonable standard to be tenanted, this would more likely be capital expenditure.

We are also starting to develop the role of a Chairman to support our local Partners teams, in a similar way that an advisory board functions. The appointment of John Bongard as Chair of our Manukau Counties Partners team is the first in this regard. John is ex CEO of Fisher and Paykel Applicanes and will add great strategic strength to Phil Roach&#039;s team at the new Highbrook Centre at East Tamaki.</description>

Thanks for the video link - an exciting auction.  Different world!
To answer your question, if the 8C Alfa Romeo in the video was purchased new for say US$4,000 in 1933 - and sold for US$4,100,000 in 2010, then it has increased in value on average 9.4% each year.
If only my great-grandfather had had that sort of foresight!  But then, as Imogen says, $4,000 was several times the average annual wage back in the 1930&#039;s.

To answer your question, if the 8C Alfa Romeo in the video was purchased new for say US$4,000 in 1933 &#8211; and sold for US$4,100,000 in 2010, then it has increased in value on average 9.4% each year.<br />
If only my great-grandfather had had that sort of foresight!  But then, as Imogen says, $4,000 was several times the average annual wage back in the 1930&#8242;s.<br />

Back in the 80s and even into the 90s, 8C Alfa Romeos were changing hands for 1.5 million GBP, I thought prices returned to earth 
since then, but pre war Alfas are obviously still seen as a sound investment.....US$ 4.1million including buyers premium.....Thats NZ$5.8million!..... see link
